About this location
A Category A listed Scottish Baronial country house set within a private estate of more than 1,000 acres in rural Perthshire. From richly layered period interiors to wild Highland landscapes, it offers an extraordinary range of settings for film, television and commercial photography, all within one self-contained location.
The four-storey house blends Victorian grandeur with Georgian proportions. Inside are a double-height grand saloon with an ornate plasterwork ceiling, a wood-panelled library and billiard room, an entrance hall hung with 17th-century Belgian tapestries, and elegant drawing rooms with original fireplaces and shutters. Below-stairs areas, service corridors and a baronial staircase with stained glass add further atmosphere.
Outside, the estate has a private loch, a medieval tower ruin, derelict Victorian glasshouses, veteran woodland, farmland, moorland, formal garden remnants and estate tracks, so one location can double for many and cut down unit moves. It has never been used for a commercial production before.

Parking and accessibility
The estate is accessed via a private drive from a quiet rural road. There are no public parking restrictions. Extensive on-site parking is available on hardstanding and estate tracks, with capacity for multiple production vehicles including large trucks, trailers, and unit base vehicles.
There is ample space for a full unit base setup including catering trucks, costume/makeup trailers, generator trucks, and crew parking, positioned away from shooting areas to avoid visual or audio interference.
The grounds include uneven terrain, gravel paths, and grassed areas which may present access challenges in wet conditions. Track matting can be laid by prior arrangement.
The estate is located approximately 15 minutes from the A90 and 20 minutes from Perth city centre. Dundee is approximately 25 minutes by road. Edinburgh and Glasgow are each approximately 1 hour 15 minutes.
Amenities
Mains electricity is available throughout the main house. Additional power requirements for larger productions (lighting rigs, charging, equipment) should be discussed in advance — generator parking space is available on site.
WiFi is available in the main house on agreement. Mobile signal strength varies across the estate; coverage is generally adequate near the house but can be limited in lower-lying areas near the loch and in woodland.
Ambient noise levels are exceptionally low. The estate is set in deep rural countryside with no significant road noise, flight paths, or industrial activity. Occasional agricultural noise (tractors, livestock) is possible during working hours.
Toilet facilities are available in the main house. For larger crews, production-supplied portable facilities are recommended and can be sited discreetly on the estate.
Water is available on site. The estate can accommodate overnight stays by prior arrangement — the main house and cottages offer sleeping accommodation for key crew or talent if required.
The nearest town with full services (fuel, supermarkets, restaurants, accommodation) is approximately 10–15 minutes by road.
