About this location
Luxury photography / filming venue situated on the edge of the stunning Peak District National Park.
Originally erected in 1889 with an abundance of rooms, spaces and features. Some of our most notable features include a large wood panelled dining room, a spiral staircase, large fireplaces, a grand drawing room, huge windows with plenty of natural light, two bedroom set ups, a roll top bath, 3 acres of private woodland including a bridge and natural stream and much more.
We provide opportunities for model portfolios, pre wedding shoots, engagement shoots, boudoir shoots, cosplay shoots, dance shoots, team building days, filming opportunities as well as hosting regular model studio days, events and photography workshops.
Room breakdown
Country Kitchen
The beautiful country kitchen has a large centre island and underfloor heated tiled flooring. Decorated with beautiful William Morris fabrics and complete with a working Rayburn Aga as a focal point. There is a stunning iron spiral staircase as you enter the Kitchen.
Dining Room
One of the most beautiful rooms in the property, complete with a fireplace and mantlepiece, wood panelled walls and ceiling, plus gorgeous wooden beams. There is a large old oak dining table complete with 8 matching chairs as a central feature and a large window which floods the room with light.
Drawing Room
The biggest and grandest room on the property, measuring over 29ft in length. Gorgeous wooden floors and a grand fireplace really give this room the wow factor. There are huge windows at both ends of the room, meaning there is ample natural light whatever time of day. Chandeliers hang at both ends of the room and there are large wooden doors on both sides.
Piano Room
Another beautiful room complete with large windows, wooden framed doorways and a stunning wooden staircase leading up to the upstairs portion of the property. Another focal point of this room is the beautiful piano.
Master Bathroom
One of the most beautiful rooms on the property is the large master bathroom. Complete with a stunning, floral five-piece suite, including a freestanding, cast iron, roll top bath and double shower enclosure. There is hot water available for anyone wishing to shoot a bathroom set. There is also another stained glass window in the doorway to this room.
Derelict Staircase
Through a secret door off of the dining room leads you down into a small but versatile space which we appropriately name the ‘Derelict Staircase’. This area is undecorated which makes it unique within the property. The stone stairs, iron bars and white washed walls really provide something different to shoot. There is a large window and sky light which flood the area with plenty of natural light.
Bedroom One
A delightful room with gorgeous, large period windows and furniture. The double doorway features some stunning stained-glass. A large king-size bed and en-suite shower room means this room is also suitable for overnight accommodation.
Bedroom Two
Another large airy bedroom complete with a large window, fitted furnishings and a large kingsize bed. The doorway has a gorgeous stained-glass window contained within it. Cream carpets complete this beautiful room.
Dressing Room
A lovely cosy room just perfect as a models’ dressing room. This room has three beautiful curved windows and wooden floors as well as a stained glass window within the door frame. Furnished with everything a model could need including a large Hollywood mirror and plenty of toiletries and accessories.
Studio
This incredible space is a fantastic addition to our thriving location and includes a brand new range of professional lighting equipment and modifiers, backdrops, and even a 10ft high suspension point!
The space has it’s own model’s dressing room / kitchenette and is also suitable for natural light shoots with its beautiful large windows.
Parking and accessibility
Parking
We have plenty of on site, private parking available. Enough for around 16 cars if parked strategically.
Accessibility
Due to the age of the property, access to the first floor of the property is limited and can only be reached via a stair case.
Throughout the ground floor of the property there are one or two stairs between some of the larger rooms.
Access into the property is via a minimum of two stairs.
Once inside, doorways are wide and would accommodate a wheelchair.
We are looking into routes to make our location more accessible and are hoping to invest in a ramp to allow easier access into and around the first floor of the property.

Easily accessible toilet facilities on both the ground and first floor
Large kitchen complete with kettle, microwave, electric oven and hob available for use if required.
Refreshments always available, coffee (incl decaff), teas (incl herbal and decaff), milk (including oat milk), sugar, sweeteners and honey, cold drinks (incl Water, squash and some fizzy drinks) . Ample biscuits and fruit readily available.
Free onsite WIFI available throughout.
Rules and restrictions
Set up & clean up timeWe allow a maximum 15 minute grace period on either side of your booking. We ask that you, and your party, arrive no sooner, and leave no later than this time.
Use of Studio & Location Equipment
All equipment, furniture, aforementioned, must be returned to their original state and/or location at the end of the booking. The client is responsible for any costs incurred for damaged or missing equipment.
Any damage to any items within or around the Cottage and it’s grounds (including the property itself), both personal and professional, caused by the client will be charged for without exception.
Any damaged backdrop roll will be charged at £10 per metre.
None of the equipment should be taken off site unless written permission is given by the owners to do so.
All equipment used is at the risk of the client and we shall not be liable to the client for any loss, damage, expense, or for any consequential loss (including loss of profit) arising from or in connection with: any damage to or loss of property by the client or third party or any breakdown, stoppage or failure of the facilities/equipment provided by us.
None of the equipment should be used outside in adverse weather.
Use of any equipment is the sole responsibility of the user and we cannot be held responsible for any injuries incurred.
Creative Person Safety Policy
We take the safety of all participants very seriously. For this reason, we implement the following terms:
Please do not enter the models dressing room unless you have been granted specific permission by the model themselves to do so.
Level pushing will not be tolerated. This is when a creative is pushed, coerced, or manipulated into shooting at levels that they are not comfortable doing.
We ask that no creative make physical contact or invade the personal space of another creative. This includes, but not exclusively, adjusting clothing, and moving hair or body parts.
We will not tolerate any suggestive, inappropriate or sexual behaviour towards a creative under any circumstances.
We uphold a strict zero-tolerance policy to attitudes and actions that express contempt or prejudice against anyone irrespective of their gender, ethnicity or religious belief.
Any creative found in breach of these terms will be immediately asked to leave, without question or refund, and will not be allowed to return to Basford.
Additional Terms
This Photography & Filming location is our home. We will therefore not tolerate any form of aggressive, demeaning, anti-social or unacceptable behaviour towards the owners, guests or anyone else on site throughout the duration of your booking.
Please only wear indoor shoes / slippers whilst shooting in our location or studio areas. Heels may be worn whilst shooting but please remove these when not in use.
Absolutely nothing other than soft fabric should be worn whilst shooting on our dining room table. This includes shoes and lingerie with belts / buckles & fastenings. Should our dining table be scratched, marked or damaged, you will be liable for the cost of repairs.
Please do not rip, cut or remove any flowers from our garden areas. We ask you to bring any flowers with you on the day that you wish to work with.
We are happy for smoke machines (and similar) to be used at here, however, please check that the product used does not leave any marks, smells, or residue.
You are welcome to shoot around our pond area but please do not enter the pond or climb onto the waterfall stones. Any damage to the pond & waterfall liner could have catastrophic and expensive consequences for which you would be liable for.
We charge an additional £10 supplement for the use of hot water for bath & shower shoots / photography. Please let us know if you require this on shoot day as we need time for the water to warm up. We will provide you with towels and plastic bags for wet clothing / materials if required. Should you wish to use any products in our bath other than water and soap please ask first.
Please do not enter any of our private areas within the location. These will be clearly described and pointed out to you on the day of your booking.
If using candles within the property, please never leave these lit and unattended. Please also be mindful of any waxy spillages.
Levels of Photography & Videography
The Photography & Filming location allows photography & videography to be undertaken up to tasteful, artistic nude levels. Please note, we do not allow, under any circumstances, any work relating to adult levels, including but not limited to, pornography, use of sexual toys, masturbation (including implied masturbation) and anything else deemed too adult by the owners. For clarification on shooting levels please do not hesitate to ask.
