Our light-filled warehouse style office is a distinctive, characterful space ideal for photo shoots, film shoots, workshops, creative sessions, shoots, team away days, presentations and intimate events. Set within a richly textured studio interior, the space combines exposed brick walls, original steel columns, large industrial windows, polished concrete floors, visible services and warm bespoke timber joinery.
Room breakdown
We have a beautiful bespoke stainless steel kitchen with LaCanche six ring burner so would work particularly well for client presentations, content shoots, brand events, private dining, supper clubs, workshops and creative production. The combination of generous open-plan areas, large meeting rooms and relaxed lounge settings makes it flexible for both focused work and more informal gatherings.
The layout is arranged around a spacious open-plan studio with a central bespoke kitchen, dining and breakout areas, lounge seating, workstations and separate enclosed meeting rooms. The plan also includes an oval table meeting room, model-making area, open shelving, kitchen island, hob/oven, sink, dishwasher, bin storage and fridge/freezer provision, giving the space a practical setup for catered events and longer bookings.
The bespoke kitchen is one of the key features of the space, with pale timber cabinetry, stainless steel worktops, a large island, integrated appliances and bar seating. It provides a natural focal point for hosting, cooking demonstrations, product shoots, informal meetings or hospitality during events.
There are also large meeting rooms finished in warm timber panelling, offering a calm and private setting for board meetings, workshops, interviews or breakout sessions. The wider studio offers multiple visual backdrops, including exposed brick, arched windows, timber-lined rooms, green-painted steel columns, pendant lighting, industrial cable trays and carefully designed furniture.

Rules and restrictions
We ask all guests to treat the studio with care and respect. This is a working design studio with bespoke finishes, original features and shared building facilities.General use
The space is suitable for meetings, workshops, photoshoots, filming, private dining, supper clubs and small events. Please use only the areas agreed as part of the booking and avoid entering any private storage or staff-only areas.
Capacity and timing
Guest numbers must not exceed the agreed booking capacity. Booking time should include setup, deliveries, pack-down and cleaning. Please arrive and leave within your booked time.
Furniture and layout
Furniture may be moved with prior agreement, but must be lifted rather than dragged and returned to its original position before departure. Please take extra care around the timber joinery, kitchen cabinetry, meeting room walls, tables, lighting and original architectural features.
Kitchen use
The kitchen may be used as agreed in advance. Please clean all surfaces, appliances and equipment after use. Any food, drink, catering equipment or personal items brought into the space must be removed at the end of the booking.
Catering and alcohol
External catering is permitted by prior agreement.
Shoots and production
Photography and filming are welcome. Any large equipment, props, lighting rigs, backdrops, generators, smoke machines, confetti, glitter, paint, wet materials or set-building must be approved in advance. Nothing may be fixed to walls, ceilings, floors, columns or joinery without prior permission.
Deliveries and access
All deliveries, collections and crew arrivals must take place within the booked time unless otherwise agreed. Delivery items must not obstruct entrances, fire exits, corridors or shared building routes.
Smoking and vaping
No smoking or vaping inside the studio or building. Please use designated external areas only and dispose of cigarette waste responsibly.
Pets
Pets are not permitted unless agreed in advance, with the exception of assistance dogs.
Waste and cleaning
Please leave the space as you found it. All rubbish, recycling, catering waste and event materials must be removed at the end of the booking unless otherwise agreed. Additional cleaning charges may apply if the space is left in poor condition.
Damage
Guests are responsible for any damage to the space, furniture, appliances, fittings, finishes, artwork, equipment or building fabric caused during their booking. Please report any damage or spills immediately.
Safety
Fire exits, staircases, circulation routes and access to fire equipment must be kept clear at all times. No candles, open flames, pyrotechnics, hazardous materials or illegal substances are permitted.
Respect for neighbours
Please be considerate of other occupiers in the building and neighbouring properties, particularly when arriving, leaving, loading, unloading or using shared areas.
