Room breakdown
The space
Three bedrooms occupy the ground floor, serviced by two bathrooms nearby - one family bathroom and one en-suite. The fourth bedroom is positioned on the first floor with its own dedicated bathroom. Each room features a double bed, thoughtful storage for clothes and belongings, and furnishings selected to ensure guests feel at home.
Parking and accessibility
Two parking spaces are provided on a private driveway, and further free on street parking is abundant. For larger events, there is a village hall car park which may be available for use, which is around 50m away from the venue.
Amenities
The property is powered by an air source heat pump, which does have a boost option for colder days. We have external water taps and a large wrap around garden.
Starlink is available for super fast broadband for free.
Rules and restrictions
These are working holiday lets that guests stay in, so every booking must be handed back ready for the next arrival.Access and timings
A named person in charge must be on site for the whole booking and is responsible for the crew and attendees.
Keys or access codes are given on the day and must not be shared beyond the booking.
Please share a call sheet or running order at least 48 hours before the shoot or event.
Numbers
No more than 50 people on site at any time for shoots or events. This includes crew, talent, guests and suppliers.
Overnight stays do not include the cost of linen laundering, this will need to be agreed separately.
Protecting the property
No smoking or vaping anywhere inside.
No candles, naked flames, pyrotechnics, sparklers, smoke or haze machines, or fog effects unless pre-agreed. They set off the fire alarms and are a fire risk.
No confetti, glitter, petals, fake snow, paint or powders, inside or outside unless pre-agreed.
Nothing may be fixed to walls, ceilings, beams or furniture. No tape, nails, hooks or Blu Tack unless pre-agreed.
Floors must be protected wherever kit, stands, dollies or flight cases are used.
Furniture may be moved carefully if we agree it in advance. Photograph each room before you start and put everything back exactly as it was. Heavy or fragile items may only be moved with permission.
Bedding, towels, crockery and soft furnishings may not be used as props unless agreed in advance.
Food and drink stay in the agreed areas only. No red wine or dark drinks near soft furnishings.
Please let us know about high-power lighting or equipment in advance so we can check the power supply. Generators must stay outside and be agreed beforehand.
Shoots depend on the weather. Bad weather does not automatically mean a refund, so please plan alternatives.
Drones may only be flown with our prior written consent and must comply with CAA rules.
Neighbours and noise
Several properties are in residential or village settings. Please keep noise to a considerate level at all times.
Arrive and leave quietly, and do not block neighbouring driveways or access roads.
Children must be supervised at all times.
Privacy and credits
Do not publish the property's exact address, or geotag or tag it on social media, without our written consent.
Property names and Forte Short Stays may be credited on request.
Please don't film or photograph other guests, neighbours or neighbouring properties.
Insurance, damage and cleaning
Production companies and event organisers must hold public liability insurance of at least £2m and send a copy of the certificate before the booking.
Any breakage or damage must be reported straight away. Repair, replacement and any lost guest bookings caused by damage will be charged.
A cleaning fee of £50 applies to all bookings. Extra cleaning will be charged if the property is left in a condition that needs more than a standard turnover.
Pets and animals
No animals unless agreed in advance, including animals used as props or talent.
