Privately owned 3 bedroom, ground floor home in Hampstead. Original building dates to mid-1800s, possibly earlier. It is adjacent to an even older block of flats, dating back to the late 1700s.

Modern in style, with striking kitchen and bathroom original to the 1979 renovation.

Double aspect living room looking onto a large communal garden. A large doorway joins the living room with an open plan kitchen, breakfast bar and dining area. 

Large windows and french doors lead directly to the garden.

Quiet, as there is nothing below us and quiet neighbour in the flat above. No noise from the neighbours at the rear. The communal garden is rarely used.

Room breakdown

Living room: Large space with 11' high ceilings. Dual aspect sash and casement windows. Modern in style with no period features other than the windows and french doors, which open onto a large communal (but rarely used) garden. There are double doors in one corner of the room that lead into the master bedroom. Between the living room and dining/kitchen area is a large opening with glass doors, 135cm wide, with a fixed glass pane above these doors. It's a large enough opening that cameras could be placed in either living room or dining room to shoot through the partition.

Dining area and kitchen: Large space with dining table (extendable to accomdate 8 people) which leads to the kitchen, divided by a breakfast bar and stools. The kitchen is original to the 1979 renovation. Appliances are new, apart from the telescopic extractor fan above the hob. Red tiles, red sink, white hob, stainless steel oven, white fridge and freezer. The kitchen cupboards are white, with a matte texture to them, so don't reflect light. Some of the cupboard and drawer doors are missing, shown in photos (we have some of them, so they could be temporarily reattached). There is one large sash window, and one small casement window that overlook the communal garden. There are two sets of 9' doors in the dining area that open into a utility room and storage room. There is a hallway running from the dining room to the bathroom and bedrooms; the front door is at the end of the hallway, next to the bathroom door.

Bathroom: Original to the 1979 renovation. Double doors, 85cm wide. Blue and white design, with melamine and tile. Sliding mirror cabinets run along the wall opposite the sink. The shower glass is tinted grey. Casement windows at one end of the bathroom, with pebbled glass. The windows overlook a patio with a well.

Bedrooms: Three bedrooms. One at rear of building, upstairs, with en suite and sash window. One of the bedrooms is 'L' shaped, with split three levels, the top being a gallery level 4' high. The ground floor level of this bedroom opens onto a patio and the communal garden with a second set of french doors. The master bedroom is medium sized, with a hexagonal wall structure (not yet pictured).

Basement: A large, multi-roomed basement. There are doors inbetween some of the rooms. At the back is a vaulted, cobwebbed room. Very full of our stuff at the moment, but could be cleared if required. Very atmospheric and creepy space (not yet pictured).

Parking and accessibility

There is a large 'L' shaped driveway that runs up to the edge of the garden. Equipment can easily be brought from the driveway into the flat, across the garden. There are seven parking spaces, all privately owned. We own one - other owners might be willing to rent their spaces should a production require it. There is also Holford Road around the corner from our property, that has been rented by productions in the past (two minute walk to our door).

The flat has two ground floor entrances - one at the back via the garden french doors. The front door via a patio, with an old wrought iron well.

Amenities

Wifi, washer and tumble dryer (though these are accesible via the dining room, so really only useable during non-shooting times). Very quiet. Two bathrooms. Normal power points in all rooms.

Rules and restrictions

The garden is a communal garden, so notice would need to be given to the other residents. However I am the freeholder to the property, so could manage this easily. The two cottages that overlook the garden would need access, though I imagine both would be amenable.
