• No parties, private events, or gatherings outside the agreed booking scope
• No filming of adult or explicit content — strictly prohibited and will result in immediate removal and legal action
• No smoking or vaping indoors
• No fireworks, open flames, or barbecues
• No pets unless pre-approved in writing
• No alcohol or prohibited substances on site
Noise & Hours of Use
• Quiet hours: 22:00 – 08:00
• Please keep music and noise to a reasonable level at all times
• A Minut noise monitor is installed to track sound levels (records decibel levels only, not conversations)
Property & Equipment
• Protect all surfaces and flooring from equipment, lighting, and props
• Do not move or remove furniture or artwork without prior approval
• Any damage, excessive cleaning, or breach of rules may incur fees up to £800
• No fixtures or fittings (e.g., nails, adhesives, or tape) may be attached to walls or furniture
Parking & Access
• Parking is available only in designated spaces within the gated area
• Do not block neighbouring driveways or access points
• Loading/unloading must be managed quietly and efficiently
Respect & Professionalism
• Please respect our neighbours and maintain discretion when filming outside
• The property must be left clean and restored to its original condition
• Overtime must be requested and approved in advance
