The TV room and kitchen both open out onto a south facing natural stone patio which has areas for eating, seating and lounging as well as a BBQ. A traditional oak and glazed porch at the front of the house opens up to an unexpectedly vast and colourful entrance hall which is flooded with natural light. The striking pink floor tiles, crittal doors and a contemporary chandelier give it a real wow factor and it's perfect for a range of shoots thanks to the natural light. It can be closed off from the rest of the house with elegant pocket doors or the doors can be opened to allow full run / visual of the house. For shoots or events which would like to benefit from the full run of the house we are very happy for furniture to be moved and to discuss redecoration. We have a magnificent bespoke 9ft round walnut dining table which has space to seat 14 comfortably in a room which has an art deco vibe, open fire and piano as well as the continued herringbone floor. The bathrooms have been re-designed to a strong design brief and include a free-standing matt stone bath, waterfall showers and carefully selected tiles and furnishings to give them all a unique personality - eclectic, fresh and zen! The 5+ bedrooms all offer space and flexibility for shoots - there are 4 king beds, 1 x superking and 1 walk through dressing room. Many more options outside with around 5 acres of land split into garden and paddock. The garden is pretty, colourful and established with lawn, 28m natural stone patio, outdoor swimming pool with loungers, parasols etc, outdoor open fire-pit area with seats, grass tennis court, outdoor kitchen area (with freezer, Sonos, BBQ, TV and boiling water tap), table tennis, pink summer house with electricity, gym and a large Somerset Grill wood fired Argentinian BBQ which is perfect for outside cooking demos or events. The gated paddock has a fruit tree orchard, pond, barn, raised vegetable beds and beautiful sage greenhouse. Cat, dogs, bees, hens all available as extras!! The house is 45 mins from London by train and around 90m from Elstree/Pinewood/London. Only minutes from A1, there are plenty of options for overnight stays or it's very doable in a day. Also brilliantly located for Cambridge, Birmingham and Nottingham as well as easy access from the A1, A14 or East Coast Railway between Edinburgh and London. Full of natural light thanks to a complete run of crittal steel doors which open fully between the back of the house and the patio/garden.
