About this location

Stone house (formerly two cottages) and large range of stone outbuildings set in around 12 acres of chestnut coppice. Land also includes two paddocks, a small orchard, four spring-fed ponds (one used for wild swimming) and a large clearing in the woods, once a sawpit and formerly used as a sandschool, with small cabin.

House:Large stone-flagged entrance hall with log burner, staircase to upper floor and shower room beneath it. Double-aspect rustic wooden-floored kitchen / diner with bespoke kitchen cabinetry and large copper double sink, working bread oven and wood-fired Rayburn; large home-made table crafted from an old manger; walk-in shelved larder; back kitchen with flagstone flooring, double-height estate cupboard, stainless steel tops and fittings and a butler sink. Double-aspect living room with log burner; French door to rear; 'bookcase' door to third bedroom with ensuite toilet and door to outside. Upstairs: Double-aspect bedroom with antique emperor-sized bed and copper bath beneath rear window; ensuite shower and dressing room with fitted wardrobes. Second bedroom with its own bathroom. Small balcony over the front door. The outbuildings comprise a large stone barn, one end of which has been enclosed to form a private bar / cinema room with baby grand piano and double height room and minstrels gallery above; at the other end is a working forge and associated equipment; a home office /library with shower room, and a photographic darkroom and studio, all interconnecting. There is also a two-horse stable and a walled garden with a tumbledown open-fronted hovel along one side (currently used for storing logs). 

Parking and accessibility

The approach road is single track and twisty if coming from the north. The tarmac driveway is 1/4 mile long and single track. Hardstanding around house and barns and parking available for larger vehicles in the former sandschool, halfway down the drive. 

Amenities

It is a very quiet and secluded spot. The property has high speed fibre broadband to the house and barn and three-phase electricity in the barn. There are four toilets in the house and three in the outbuildings, including a 'gardener's loo' next to the stables. A (little used) footpath crosses the back paddock and passes along the drive in front of the house. There is also another footpath crossing the drive close to the gate, which most people prefer to use and which doesn't come anywhere near the buildings.

Rules and restrictions

Some photographic equipment and lighting may be available to hire; ditto tools and equipment stored in the barn, at user's risk. There is also a Series 3 (1970s) Land Rover available (and two photogenic sheep and two less amenable geese). Horses are available if needed, but no longer live in the stables.
