About this location
A modernised victorian period property with an open living space, high ceilings and exposed brick walls. The master bedroom has a huge, vaulted ceiling with exposed beams and contains the mezzanine balcony. Many of the rooms have exposed brick and wooden panelled walls. There are steel columns and fireplaces, concrete floors and worktops, and blue brick floors. All ceilings are 10 ft tall which give a real feeling of space and light. At the rear of the property there is a double height area which also has a balcony overlooking it.
The property includes 2 large living rooms at the front of the property. To the rear is a large open-plan kitchen, lounge, and dining room. This space has large floor to ceiling crittall-style glass windows and doors onto the garden. The property is South facing, so this space is flooded with natural light all day. The garden to the rear has lots of space in case further lighting equipment is required for shoots.

Parking and accessibility
The property has a driveway large enough for several vehicles, as well as plenty of free roadside parking. There are 2 points of access; via the front door and via a side gate which gives access to the patio and rear of the property.
Both entrances allow for easy access of equipment. There is lots of space for the storage of equipment and props overnight if required.
Amenities
The house faces north, so the garden faces south and has sun all day. We have large glass crittal-style windows and doors across the full rear of the property so there is lots of natural light in the open plan living space.

We are happy to offer a wide selection of affordable catering options from a nearby pub, both on location and following the shoot.
Accommodation:
We can provide accommodation for the crew less than a mile from the location, just next door to the pub.
Rules and restrictions
● No smoking inside the house. Please use the back garden if you wish to smoke and dispose of cigarette butts responsibly. A bucket is provided for disposal.● All eating and drinking to be restricted to kitchen area.
● Please do not use any spray cleaners on the kitchen work surfaces, they are made of marble and acidic cleaners or lemon juice will damage the surface.
● All homeowner’s furniture and contents are moveable to make space for equipment or sets. Objects may also be used as props if required. Please ask permission from owners if you would like to move items of furniture. Please lift rather than drag!
● No decorating allowed without prior consent. This includes drilling or attaching things to walls - by any means.
● Please ensure that all floors, carpeted areas, surfaces, and upholstered items are suitably protected so as not to cause damage.
● Protective feet/covers should be used on all equipment and props to protect all floors and surfaces within the property.
● Please do not disconnect the TV and media units. Please ask the owner.
● Please ensure that before you leave everything is returned to its original position in the house and it is left clean and tidy. All rubbish to be taken away with you.
● Please report any damages to the location owner as soon as they happen.
● Please ensure the Production Manager is available at the end of the hire to carry out a walk around with the Location Owner to jointly approve the state of the return of the property.
● Overtime will be charged at the agreed rate, so please vacate the property promptly at the end of your hire. If someone arrives before the agreed start time, then this will also be charged as overtime.
